HDFC Capital Launches ₹1,000 Crore Rental Housing Platform with Curated Living Solutions

HDFC Capital Advisors Limited has joined hands with Curated Living Solutions (CLS) to establish India’s first large-scale institutional rental housing platform, backed by a ₹1,000 crore investment corpus. The initiative aims to develop, own, and operate professionally managed rental housing across key urban markets in the country.
The platform will focus on co-living spaces, student housing, and worker accommodation, addressing the rising demand for organised rental options driven by urbanisation, workforce mobility, and changing lifestyle preferences. According to the company, the move is designed to help transition India’s fragmented rental housing sector into an institutionally owned and professionally operated ecosystem.
CLS brings strong development and operational capabilities to the partnership and currently manages over 13,000 beds across India. The company specialises in alternative housing formats, including student residences, co-living communities, and worker housing.
Vipul Roongta, CEO of HDFC Capital, said India’s urban rental market is at a critical turning point, shaped by a young and mobile population. He highlighted that rental housing plays a vital role in improving mobility for students, young professionals, and migrant workers. Roongta added that CLS and the DivyaSree Group bring a proven governance and execution track record, which will help scale professionally managed rental housing assets across major cities.

Bhaskar Raju, promoter of Curated Living Solutions and DivyaSree Group, noted that the collaboration combines HDFC Capital’s long-term funding strength with CLS’s operational expertise. He said the platform will prioritise high-quality rental housing with a strong emphasis on safety, functional design, and sustainability.
Jai Challa, CEO of Curated Living Solutions, said the company has consistently focused on delivering well-designed and efficiently managed rental homes. Partnering with HDFC Capital, he added, will enable CLS to expand its footprint and accelerate growth in key urban markets.
HDFC Capital, a subsidiary of HDFC Bank Limited, serves as the real estate private equity arm of the HDFC Group. The firm manages four SEBI-registered Category II Alternative Investment Funds, representing a combined residential-focused investment platform of around $4.5 billion. Aligned with the Government of India’s “Housing for All” initiative, HDFC Capital primarily supports affordable, mid-income, and emerging housing segments.
