Goregaon Penthouse at Oberoi Elysian Sold for ₹55 Crore at Record ₹64,822/sq ft

Mumbai: Mumbai’s luxury housing market continues to break records, with a premium penthouse in Goregaon East selling for ₹55 crore, setting one of the highest per square foot rates in the western suburbs.
The property, located in Oberoi Elysian on the Western Express Highway, spans 8,570 sq ft and was sold at an impressive ₹64,822 per sq ft, according to property registration data accessed via Zapkey.
The penthouse occupies the 62nd, 63rd, and 64th floors, offering expansive views and ultra-luxury living. The buyer has been identified as Kapila Arora, a promoter of a manufacturing company. The deal was officially registered on February 18, 2026.
As part of the transaction, the buyer paid a stamp duty of ₹2.77 crore and a registration fee of ₹30,000. Notably, a 1% stamp duty concession was availed under the Maharashtra government’s incentive scheme for women homebuyers. The purchase also includes six dedicated parking spaces, adding to the exclusivity of the deal.
Real estate experts note that this transaction sets a new benchmark not only for the project but also for the broader western suburbs of Mumbai. While most premium residential deals in the area typically range between ₹42,000 and ₹46,000 per sq ft, higher floors in luxury towers have recently seen rates between ₹54,000 and ₹57,000 per sq ft.
However, the ₹64,822 per sq ft achieved in this deal surpasses previous highs, making it a standout transaction. The second-highest known rate in the same development was around ₹63,609 per sq ft for a high-floor apartment.
The deal reflects a growing appetite for ultra-luxury, high-rise living in Mumbai. In recent years, premium projects such as Oberoi Sky City and Aquaria Grande in Borivali have recorded transactions exceeding ₹50,000 per sq ft.
For instance, actor Akshay Kumar sold two apartments in Oberoi Sky City in 2025 at rates above ₹52,000 per sq ft, indicating steady growth in high-end property values.
Industry experts believe such record-breaking transactions highlight strong demand from high-net-worth individuals seeking exclusivity, prime locations, and premium amenities. Developments along key corridors like the Western Express Highway are increasingly becoming hotspots for luxury investments.
With this latest deal, Goregaon has firmly positioned itself among Mumbai’s emerging luxury real estate hubs, competing with traditionally premium locations in the city.
