Ghaziabad Flats Mega Sale: 25% Discount on Unsold flats
Under Uttar Pradesh’s new Ideal Costing Guidelines 2025, long-unsold flats in Ghaziabad are being offered at heavy discounts, with buyers assured full refunds if prices rise sharply later.

Ghaziabad: Homebuyers in Uttar Pradesh, especially in Ghaziabad, have reason to cheer as the state government rolls out a major reform aimed at making housing more affordable and transparent. Under the newly introduced Ideal Costing Guidelines 2025, long-unsold flats and plots will now be sold at substantial discounts, while buyers will be protected from unexpected price hikes.
As part of this move, the Ghaziabad Development Authority (GDA) has announced a mega sale on flats that have remained vacant for several years. These properties will be offered at discounts of up to 25%, making them significantly cheaper than prevailing market rates.
Price Freeze and Refund Protection
One of the most buyer-friendly aspects of the new policy is price protection. The cost of a flat or plot will remain fixed at the rate decided during allotment. If, at the time of possession, the total price increases by more than 10%, buyers will have the option to cancel the allotment and claim a full refund along with bank interest. This rule is aimed at eliminating sudden cost escalations that often trouble homebuyers during final payments.
Discounts in Prime GDA Locations
Several GDA housing projects across Indirapuram, Madhuban-Bapudham, Koyal Enclave, and Indraprastha have seen low occupancy for years. These flats will now be sold at revised prices under the discount scheme.
In addition, bulk buyers purchasing between 10 and 25 flats will be eligible for an extra 5% to 15% discount, a move expected to attract investors and housing groups.
No Buyer Restrictions
Unlike earlier schemes, the new guidelines remove key restrictions. There is no income cap, and buyers are allowed to own multiple properties. Officials believe this flexibility will boost demand and help clear stagnant housing inventory faster.
GDA Vice-Chairman Nand Kishore Kalal said the policy would help liquidate unsold stock while ensuring transparency, fair pricing, and better facilities for residents.
Mandatory Facilities in New Housing Projects
Alongside pricing reforms, the Uttar Pradesh government has also tightened norms for new housing colonies. Developers must now ensure essential infrastructure such as tree plantations after road construction, designated spaces for daily-need shops, and facilities like police posts, post offices, bus stands, and auto stands. The cost of these amenities will be factored into overall project pricing to improve living standards.
With heavy discounts, refund safeguards, and improved planning norms, the new policy is expected to revive buyer confidence and give fresh momentum to Ghaziabad’s real estate market.
