GDA to Sell 1,700 Unsold Flats with the Help of Brokers

Ghaziabad Development Authority will engage real estate brokers and set up a marketing cell to sell over 1,700 unsold flats across five housing schemes, targeting property sales worth more than ₹500 crore.

Ghaziabad: The Ghaziabad Development Authority (GDA) is preparing a new plan to clear its unsold housing inventory by partnering with professional real estate brokers and establishing a dedicated marketing cell. The authority is looking to sell more than 1,700 flats that have remained unsold across several housing schemes in the city.

According to officials, a total of 1,748 dwelling units developed by GDA under five different housing projects have not found buyers so far. These units include 1 BHK, 2 BHK, 3 BHK, mini LIG and LIG flats, with prices going up to ₹70 lakh per unit.

Through the new sales strategy, the authority aims to generate over ₹500 crore by clearing the remaining inventory.

In a move commonly used by private developers, GDA plans to involve professional real estate brokers to reach potential buyers and promote these properties. Brokers will be allowed to market the flats and suggest improvements based on buyer preferences.

Officials said brokers may also retrofit or refurbish units according to customer demand. In some cases, smaller flats can even be merged into larger units to meet the requirements of buyers. The cost of such refurbishment will be reimbursed by GDA after the property is officially registered.

Once a sale is completed, brokers will receive an additional 1% commission on the base property price as remuneration.

To strengthen the sales process, GDA will also create an internal marketing cell. This team will be responsible for handling buyer queries, showcasing available flats, and assisting potential customers during site visits.

Officials believe this step will make the process more organised and buyer-friendly, helping interested customers easily explore the available housing options.

The plan is expected to benefit from the Model Costing Guidelines introduced by the Uttar Pradesh government in December last year. Under this policy, authorities can reduce property prices to clear unsold inventory.

The scheme allows price reductions of up to 25% on the base price of flats. Additionally, buyers can receive further discounts if they make full payments quickly:

  • 6% discount for one-time payment within 45 days

  • 5% discount for payment within 60 days

  • 4% discount for payment within 90 days

However, officials clarified that this new broker-based sales model will not apply to EWS (Economically Weaker Section) flats, which are reserved for specific beneficiary groups.

For homebuyers in Ghaziabad, the move could create an opportunity to purchase government-developed flats at lower prices with flexible customisation options. With price reductions and broker assistance, GDA hopes the long-pending inventory will finally attract buyers and revive interest in its housing schemes.
