Delhi DDA Launches Housing Scheme for Govt. Employees
The Delhi Development Authority has rolled out a new housing scheme in Narela, offering discounted 1, 2 and 3 BHK flats to serving and retired government employees on a first-come basis.

New Delhi: The Delhi Development Authority (DDA) has introduced a new residential scheme aimed exclusively at government employees and pensioners, offering more than 1,100 ready-to-move-in flats in Narela. Named Karmayogi Awaas Yojana 2025, the scheme seeks to provide affordable and well-planned housing options to public sector workers across income categories.
According to officials familiar with the development, the scheme includes 1,168 newly constructed flats located in Pocket 9, Narela, and allotment will be done strictly on a first-come-first-served basis. The flats are spread across sectors A1 to A4 and cater to low-income, middle-income, and high-income groups.
Who Can Apply
The scheme is open to a wide range of beneficiaries. Eligible applicants include serving and retired employees of central and state governments, public sector undertakings (PSUs), public sector banks, local bodies, autonomous institutions, and government universities. Importantly, the DDA has clarified that applicants do not need to be first-time homebuyers, and ownership of property in Delhi or elsewhere does not disqualify them.
Applicants are also allowed to book more than one flat, with no upper limit on the number of units that can be applied for.
Flat Configuration and Sizes
The housing scheme offers 1BHK, 2BHK, and 3BHK apartments, designed to suit different family sizes and income brackets.

1BHK flats: 320 units, with a plinth area ranging from 61.17 to 61.65 sq metres

2BHK flats: 576 units, measuring between 126.53 and 140.56 sq metres

3BHK flats: 272 units, with sizes ranging from 163.76 to 183.36 sq metres, including balconies and common areas
Parking facilities have been provided for all flat categories, with designated parking spaces allocated based on the unit type, a DDA spokesperson confirmed.
Pricing and Discounts
One of the key attractions of the Karmayogi Awaas Yojana 2025 is the 25% price discount offered on all flats.
After the discount, the revised prices are:

1BHK: ₹34.03 lakh to ₹34.28 lakh

2BHK: ₹79.81 lakh to ₹88.16 lakh

3BHK: ₹1.15 crore to ₹1.27 crore
In addition to the base cost, buyers will need to pay a one-time maintenance charge at the time of issuance of the demand letter. The charges are fixed at ₹75,000 for 1BHK, ₹1.5 lakh for 2BHK, and ₹2.5 lakh for 3BHK units.
Maintenance Charges
Monthly maintenance fees have also been clearly outlined by the DDA. For the first year, charges have been set at:

₹1.50 per sq ft for 1BHK units

₹2.00 per sq ft for 2BHK units

₹2.50 per sq ft for 3BHK units
The authority has clarified that GST will not be applicable on these maintenance charges, reducing the ongoing cost burden for homeowners.
Registration and Booking Process
Registration under the scheme will be conducted online through the DDA Awaas Portal. A one-time registration fee of ₹2,500 has been fixed for all applicants.
The booking amounts, which will be adjusted against the total sale price, are as follows:

₹50,000 for 1BHK flats

₹4 lakh for 2BHK flats

₹10 lakh for 3BHK flats
As per the announced timeline, the detailed scheme brochure will be uploaded on the DDA website on December 19, with registrations opening the same day. Booking of flats will begin from January 14, 2026, and the scheme will remain open until March 31, 2026.
Site Visits and Next Steps
Interested applicants will also have the option to visit model flats at the Narela site to get a better understanding of layout, construction quality, and amenities before making a booking decision.
