DDA Ends Separate Parking Charges in Housing Schemes
In a major relief for homebuyers, the Delhi Development Authority has merged parking costs into overall flat pricing, a move expected to reduce apartment rates in current and future housing schemes.

Delhi Development Authority (DDA) has scrapped the practice of charging separately for parking spaces in its housing schemes.
Under the revised pricing structure, the cost of constructing parking facilities will now be included in the overall project expenditure instead of being billed separately to buyers. Officials said the decision will directly lower the total price payable for flats in both ongoing and upcoming DDA schemes.
According to the latest order issued by DDA, no additional charges will be levied for car garages, scooter garages, or covered and uncovered parking spaces.
Instead, the expense of building parking infrastructure will be factored into the total cost of the housing pocket while calculating the Plinth Area Rate (PAR) — the benchmark used to determine flat prices.
This means buyers will no longer see parking charges listed as an extra component in their allotment letters.
The revised pricing model will apply immediately to several current projects, including:

All future housing schemes will also follow this integrated pricing format.
According to reports, apartment prices could drop by approximately ₹5 lakh to ₹12 lakh, depending on the category and location of the flat. The savings stem from eliminating separate parking components, which previously added a substantial amount to the total purchase cost.
What About Existing Buyers?
For those who have already purchased flats and paid parking charges, DDA has clarified that they will not lose out. The authority plans to either:

Refund the extra parking amount, or

Adjust the amount against future instalments.
Officials noted that since buyers are given a fixed time to clear their instalments, the payable balance will be reduced accordingly.
For many homebuyers, especially in affordable and mid-income segments, additional charges like parking often inflate the final property cost beyond expectations. By merging parking expenses into the overall flat price, DDA has introduced greater transparency and simplified cost calculation.
Real estate experts say the decision could improve buyer sentiment and increase demand in DDA’s housing schemes, particularly under the First-Come, First-Served (FCFS) model.
With this change, DDA aims to make public housing more accessible while ensuring uniform pricing practices across projects.
