Dalcore Launches ₹500 Crore Ultra-Luxury YOO Residences on Golf Course Road, Gurugram

Gurugram: Real Estate Firm Dalcore has announced the launch of its first ultra-premium residential project, The Falcon, on Golf Course Road in Gurugram. The development is being executed in collaboration with YOO Inspired by Starck, marking the brand’s debut boutique residential project in North India.
The project involves an investment of approximately ₹500 crore and is expected to generate a topline of around ₹1,450 crore. Spread across a compact 2-acre land parcel in Sector 53, the development is designed as an exclusive, low-density luxury offering with just 96 residences.
Unlike large-scale residential complexes, The Falcon is positioned as a boutique luxury address, offering a mix of 93 premium apartments and 3 penthouses. The unit configuration includes 61 three-bedroom and 31 four-bedroom homes, with apartment sizes ranging between 3,400 sq ft and 4,211 sq ft. Prices are expected to start at ₹10 crore, placing the project firmly in the ultra-luxury bracket.
At the heart of the development is a single 39-storey tower, which is set to become the tallest residential building on Golf Course Road, rising to a height of approximately 165 metres. The project promises panoramic views of the city skyline, enhanced by high-speed elevators and carefully planned layouts aimed at maximizing space and privacy.
Dalcore’s Managing Director, Sidharth Chowdhry, emphasized that the project is designed to go beyond conventional luxury. According to him, the collaboration with YOO brings a global design perspective, blending aesthetics with functionality to create a highly curated living experience. The architectural planning is supported by international expertise, ensuring that the project stands out in Gurugram’s competitive premium housing market.
The target audience for the project includes high-net-worth individuals, corporate leaders, business owners, and affluent buyers from South Delhi, along with a select group of end-users seeking exclusivity and long-term value. Industry experts note that such projects are increasingly appealing to buyers looking for branded, design-led homes rather than standard luxury apartments.
The entry of YOO into this segment further strengthens the appeal. Founded in 1999 by John Hitchcox and renowned designer Philippe Starck, the London-headquartered company has delivered more than 85 projects across 36 countries. In India, YOO has already partnered on projects in cities like Pune, Mumbai, Hyderabad, and Bengaluru, and is now expanding its footprint further.
According to James Snelgar, India is expected to become one of the brand’s largest markets, with multiple projects already in the pipeline. Interestingly, demand for branded residences is not just limited to metro cities but is gradually emerging in Tier 2 locations as well.
Real estate consultancy Cushman & Wakefield, which is the strategic marketing partner for the project, highlighted that branded residences have evolved from a niche category into a major trend in India’s luxury housing sector. Cities like Delhi-NCR, Mumbai, Bengaluru, and Pune are witnessing growing demand for such offerings, driven by buyers seeking exclusivity, global design standards, and premium lifestyle amenities.
Dalcore itself is part of the Gujarat-based Shreeram Group, known for its presence in manufacturing and export of industrial and edible salts. The Falcon marks the company’s first foray into real estate, making it a flagship and defining project for the brand.
From a broader market perspective, the launch reflects a clear shift in buyer preferences. Today’s luxury homebuyers are not just investing in property but are also looking for brand association, design excellence, and curated living experiences.
