BPTP to Develop 11-Acre Housing Project in Faridabad

BPTP’s subsidiary Urban Realtech enters joint development agreement for an 11-acre residential project in Sector 39, Surajkund, strengthening its footprint in the fast-growing Faridabad market.

  • 11-acre group housing project planned in Sector 39, Surajkund

  • Over 2 million sq ft of potential developable area

  • Expansion strengthens BPTP’s Delhi-NCR portfolio

Faridabad: Realty major BPTP Ltd has partnered with a landowner to develop an 11-acre residential project in Surajkund, Faridabad, as part of its ongoing expansion strategy in the Delhi-NCR region.

The development will be undertaken through the company’s subsidiary, Urban Realtech Pvt Ltd, under a joint development agreement (JDA). The upcoming group housing project will come up in Sector 39, Surajkund, and is expected to offer more than 2 million square feet of developable area.

While the company has not disclosed the estimated investment or projected revenue from the project, industry experts believe Surajkund remains one of Faridabad’s premium micro-markets, attracting steady end-user and investor interest.

Surajkund has witnessed rising residential demand due to improved road connectivity, proximity to South Delhi, and a well-established social infrastructure. According to BPTP Chairman and Managing Director Kabul Chawla, Faridabad continues to show structural growth momentum, with Surajkund emerging as a differentiated location because of its natural surroundings and evolving urban ecosystem.

The company expects this new development to further strengthen its position in the competitive Delhi-NCR housing market.

The joint development model adopted for this project reflects a broader trend in India’s real estate sector. Instead of purchasing land outright, developers are increasingly entering partnerships with landowners.

This asset-light approach allows developers to:

  • Reduce upfront land acquisition costs

  • Lower financial risk

  • Focus capital on construction and project delivery

For landowners, joint development often results in higher long-term returns compared to selling land outright, as they receive a share in the developed property or project revenue.

BPTP has delivered multiple residential and commercial projects across Delhi-NCR over the years. The Surajkund project adds to its expanding portfolio and signals continued confidence in Faridabad’s housing market.

With infrastructure upgrades and steady demand patterns, Faridabad is increasingly being viewed as a growth corridor within NCR, particularly for premium and mid-segment residential developments.
