Salman Khan’s brother-in-law Atul Agnihotri’s Firm to Redevelop 60-Year-Old Bandra Housing Society

Bollywood actor-producer Atul Agnihotri’s real estate firm has been appointed to redevelop a six-decade-old cooperative housing society in Mumbai’s Bandra, offering larger homes and compensation to residents.

Mumbai: Bollywood actor-producer Atul Agnihotri, who is also the brother-in-law of superstar Salman Khan, is stepping into Mumbai’s redevelopment-driven real estate space. His firm, Shivansai Homemaker Infra LLP, has been selected to redevelop a 60-year-old cooperative housing society in Bandra, according to property registration documents accessed by Liases Foras.

The project involves the redevelopment of Palimala Cooperative Housing Society Limited, a three-storey residential building that has significantly aged and now requires frequent and costly repairs. With structural concerns mounting, the society decided to opt for redevelopment to secure safer, larger, and more modern homes for its members.

Why the Society Opted for Redevelopment

As per official documents, the society comprises 11 members owning apartments with a combined 8,565 sq ft of MOFA carpet area. Given the building’s condition and rising maintenance costs, residents collectively agreed that redevelopment was a more viable long-term solution than repeated repairs.

Post-redevelopment, members will receive 1,241 sq ft of RERA carpet area per eligible unit, along with an additional 45% carpet area over their existing flat sizes. This move aligns with Maharashtra’s broader trend of redeveloping aging low-rise residential structures into safer, regulation-compliant buildings.

Agnihotri Family’s Stake in the Project

Registration documents reveal that five of the 11 flats in the society are owned by the Agnihotri family and their company, Reel Life Production Pvt Ltd. Currently, these five units account for 4,092 sq ft of MOFA carpet area. After redevelopment, the family will be entitled to approximately 5,934 sq ft of RERA carpet area, reflecting the agreed expansion benefits.

Financial Terms and Registration Details

The society appointed Shivansai Homemaker Infra LLP through a formal tendering process. As part of the agreement, the developer paid a token amount of ₹11 lakh in November 2025. The transaction was officially registered on December 5, 2025, with the firm paying ₹1.08 crore in stamp duty, as per registration records.

Compensation and Temporary Housing Support

To ease the transition during construction, the redevelopment agreement includes multiple compensation provisions for society members. Each member will receive:

  • Hardship compensation of ₹4,500 per sq ft

  • A one-time shifting allowance of ₹1.75 lakh

  • Monthly rental compensation of ₹1.50 lakh for a period of 36 to 42 months, aligned with the construction timeline

  • Brokerage reimbursement of ₹1.50 lakh to cover rental brokerage expenses

These provisions are designed to minimise disruption and financial stress for residents during the redevelopment phase.

Amenities Planned in the New Building

Once redevelopment is complete, members will move into fully upgraded homes featuring premium specifications. According to the agreement, the new apartments will include:

  • Air conditioners in all bedrooms and living rooms

  • Italian marble flooring

  • Branded bathroom fittings

  • Modular kitchens

  • 43-inch 4K LED TVs in bedrooms and living areas

  • Appliances such as refrigerators, washing machines, and microwaves

Such offerings reflect the rising standard of redevelopment projects in Mumbai, where residents increasingly expect turnkey, lifestyle-ready homes.
