Greater Noida West: The ATS Happy Trails residents protest intensified on Sunday as dozens of homeowners gathered at the society’s main gate, accusing the builder of steadily cutting down essential services while continuing to charge full monthly maintenance fees.
The protest began around 10 am, with residents blocking entry and exit at the main gate of the society. Holding placards and raising slogans, residents demanded the immediate restoration of full services and accountability from the builder. The demonstration continued for nearly three hours and was eventually dispersed around 1 pm after local police intervened and persuaded residents to reopen the gates.
Maintenance Charges, Services Reduced
According to residents, homeowners at ATS Happy Trails pay a monthly maintenance charge of ₹4.25 per square foot, but the level of services provided has sharply declined over time. Residents alleged that garbage collection has become irregular, common areas are poorly maintained, and basic hygiene standards are no longer being followed.
Several residents complained that stray dogs are freely roaming in basements, parks, and common areas, creating serious safety concerns for children and elderly residents. They said repeated complaints to the society management have gone unanswered, adding to growing frustration among homeowners.
“Despite paying full maintenance every month, we are forced to live in unhygienic conditions,” a resident said during the protest. “The quality of upkeep has dropped, but the charges remain unchanged.”
AOA Elections Cancelled, Residents Allege Builder Control
Another major trigger behind the ATS Happy Trails residents protest was the alleged cancellation of the Apartment Owners’ Association (AOA) elections. Residents said elections were conducted in June, but were later cancelled through the office of the Deputy Registrar. No fresh election dates have been announced since then.
Homeowners alleged that the cancellation has allowed the builder to retain control over the society’s management and finances, even though the project is largely occupied. Residents are now demanding immediate and transparent AOA elections under official supervision.
“The society cannot function properly without an elected AOA,” said another protester. “We want democratic management and clarity on how our maintenance funds are being used.”
No Response From Builder During Protest
Residents expressed further anger over the absence of any builder representative during the protest. According to homeowners, no official from the developer’s side came forward to address the gathering or explain the alleged reduction in services.
Many residents claimed that phone calls, emails, and messages to the management have gone unanswered for weeks. The lack of communication, they said, has only deepened mistrust between residents and the builder.
Police Intervention, Protest Temporarily Called Off
The protest was eventually called off after local police officials assured residents that their grievances would be forwarded to the concerned authorities. Police urged residents to maintain law and order and assured them that the matter would be reviewed.
However, residents made it clear that the agitation has only been paused. They warned that demonstrations would resume if their demands are not addressed within a reasonable timeframe.
